Any acquisition of an interest in property - be it leasehold or freehold should be backed up by a detailed analysis of the property concerned. Also known as Technical Due Diligence, England and Co. will prepare a detailed Building Survey, identifying the construction of the property, its condition and any repairs that are required. We are also able to bring Mechanical and Electrical Engineering excellence to the table via our network of third party Mechanical and Electrical Consultants, ensuring that all installations are inspected thoroughly.

You will be provided with a detailed understanding of the property and its condition, bringing clarity of risk and a bargaining tool to your negotiation of the transaction.

Party Wall

Since 1997, works to party walls and structures including demolition, cutting into and other processes have been governed by the Party Wall Etc. Act 1996. The Act covers both domestic and commercial properties and provides a mechanism for carrying out works to party walls, party structures, boundary walls and excavations near neighbouring buildings as smoothly as possible, without disputes arising between Building Owners and Adjoining Owners.

The Act itself is a complex piece of legislation, requiring detailed knowledge and understanding. By appointing England and Co. as Party Wall Surveyor will carry out a detailed review of the proposals and options and provide you with a considered strategy to deliver the best possible outcomes.

Acting as Building Owner’s Surveyor we will issue the required statutory notices, negotiate with the Adjoining Owner’s Surveyor and ensure a smooth process is concluded in a timely manner. Acting as Adjoining Owner’s Surveyor we will review the proposals and put in place mechanisms to ensure your interest and property is maintained.

Planned Preventative Maintenance Schedule

Whether a building owner or a tenant, the most effective way of ensuring a property is kept in good repair and condition is by procuring a Planned Preventative Maintenance Schedule. Used as an effective management tool it identifies any current maintenance requirements and forecasts any future requirements over a set period of time (typically 5-10 years). More importantly, it gives an estimated cost of carrying the works out, ensuring that no unforeseen maintenance costs are incurred. For Landlords this allows you to accurately set service charges and maintain your asset value. For tenants this prevents you from being exposed to a large dilapidations claim from the Landlord at lease expiry!
